Retail and Office Fit-Outs in Shoreditch and Camden: What to Plan Before You Start

Shoreditch and Camden attract creative businesses, independent retailers and growing offices, and a good fit-out is what turns an empty unit into a place customers and staff want to be. This guide covers the questions we hear most from business owners, and the things to settle before the builder arrives.

Start with the lease and landlord

Before you spend on design, read your lease and ask your agent or solicitor about:

  • Landlord consent for alterations, and who approves drawings.

  • Reinstatement obligations at the end of the term.

  • Rent-free periods that may overlap with fit-out.

  • Working hours, deliveries and access to the building.

  • Service charge arrangements and building rules.

Many fit-out delays come from landlord approvals, not construction, so submit early.

Planning, use class and building control

Fit-out works inside a unit often do not need planning permission, but changes of use, external alterations such as shopfronts and signage, and work in conservation areas or listed buildings can. Parts of Shoreditch and Camden are in conservation areas, so check whether your building is in one. Your local council, either Hackney or Camden depending on the address, can advise.

Building Regulations still apply to many fit-out works, including structural alterations, fire safety, accessibility, electrics, ventilation and energy performance. A fire risk assessment is also a legal duty for most non-domestic premises, so build it into your plan.

Retail and office needs compared

  1. Retail. Visibility, shopfront, lighting, stock storage, till area, changing rooms and accessible entrances drive the design.

  2. Office. Workstation density, meeting rooms, acoustic separation, kitchenette, IT and cabling, and climate comfort matter most.

  3. Hybrid or showroom. Flexible layouts, display lighting and client-facing finishes alongside working space.

In both, accessibility should be considered from the start, not added at the end.

Programme: the real cost of delay

Every week of fit-out is a week without trading or without staff in the space, so programme is as important as price. Lead items such as glazing, bespoke joinery, lighting and ventilation plant should be ordered early. A sensible plan will set out:

  • Survey, design and approvals.

  • Strip-out and first fix.

  • Second fix, finishes and joinery.

  • Testing, certification and snagging.

  • Handover and opening.

Joinery and finishes deserve a short note of their own. Bespoke counters, shelving and partitions give a business its identity, and our carpenters can build them to suit the unit. Because we manage the whole fit-out, joinery is programmed alongside the electrics, flooring and decoration, which avoids damage and delays. Think about durability, too: high-traffic retail and hospitality finishes need to cope with years of use, not just a good opening day. Where your landlord or building management has rules about noise, dust and hours, we will build those into the plan from the start, so there are fewer surprises for you and for the neighbours.

Working in busy streets

Central sites mean tight access, loading restrictions and neighbouring businesses. A good builder plans deliveries, waste removal and noisy work around the constraints, and keeps neighbours informed. If you are in a shared building, expect rules on hours and protection of common areas.

Joinery, finishes and brand

Fit-out is where brand meets building. Bespoke counters, shelving, partitions and reception desks can make a space feel distinctive. Our in-house carpentry capability means joinery can be coordinated with the rest of the build, rather than arriving late from a separate supplier.

Ask us to walk through the programme with your agent and landlord, so everyone understands the key dates. Finally, budget for the things that sit outside the build. Design fees, surveys, legal costs, furniture, IT, signage, deposits and a period of overlap with your old premises can add up quickly, so list them early. A fit-out that comes in on time but leaves you without cash to stock the shelves or equip the desks is not a success. A frank conversation about budget and priorities at the start lets us advise on where to spend and where to save.

Frequently asked questions

Do I need planning permission for a shop fit-out?

Internal work often does not, but shopfronts, signage, changes of use and work to listed or conservation area buildings may. Check with the local council.

How long does a fit-out take?

It depends on size, complexity and approvals. We can give a programme once we see the plans.

Can you manage design as well?

Yes. TNK Construction offers design and build, and has delivered fit-outs alongside refurbishments, extensions and new builds over 17 years.
